Once you've decided to put your home on the market, you will begin to see it differently.  Look at your house as the prospective buyer will see it. When you purchased your home, you did so for very specific reasons, reasons that might sell it as well! When someone looks at your home what do you want to draw them to?  Make sure you tell your agent these things, so they can be highlighted in marketing brochures.

De-Clutter - It will be neater and look larger. Get rid of anything you don't use.  Less furniture is always better than more. You want to convey a spacious feeling.

Keep It Clean - This creates the impression that your home has been well cared for. Fresh paint and a good scrubbing give surfaces a fresh look. And don't forget to clean windows - it brings the outdoors into the home.

Keep It Repaired - Fix it before the buyer inquires about it. The need for repairs can make or break a sale.

Keep It Neutral - "Lighten Up," get rid of distracting colors and personal accessories. Neutral colors and simple decor help someone visualize their own belongings in a room.

Keep It Dynamic - Make your home memorable! From fresh flowers to fresh clean smells, your house should be inviting. Remember that buying a home is an "emotional" experience.

Trim, weeds and tidy up lawn and garden.

Clean up pet areas; re-sod or seed.

Repair screens, window and doors.

Add fresh bark under shrubs.

Add potted or hanging flowers to deck or porch.

IN THE BATHROOM

Clean counters of extra toiletries - store out of sight.

Remove stains and mold from sink, tub or shower.

Patch, caulk and grout as needed.

Make sure towels look clean and new.

IN THE GARAGE or BASEMENT 

Thoroughly clean and deodorize areas where pets sleep or spend time.

Straighten tool shop and laundry.
